Overview

Liv Wildwood- a luxurious multifamily apartment community(153 S Wildwood Trail, Ludington, MI 49431) is looking for a full-time Maintenance Technician II(Painter). 

 

The hourly rate for a Maintenance Tech II is between $14.50- $15.45, plus monthly and quarterly bonuses based on performance and 40% off monthly rent after 30 days of employment.

 

The schedule is Monday- Friday with on-call rotating  responsibilities for the weekend (once every 3 weeks).

 

The Maintenance Technician II will play a key role in providing a safe, clean and well-functioning environment for our valued residents and team members.

 

Some duties include:

  • Inspections,
  • Repairs
  • Preventative and seasonal maintenance.
  • Preparation of units for new residents. 
  • Painting common areas and apartments inside.
  • Shared on-call responsibilities (being able to show up at 2 a.m. with a smile is occasionally required.)

Responsibilities

  • Completes service requests as directed and makes quality workmanship repairs in a timely manner. 
  • Follows standard apartment turnover policy to prepare apartments for new residents.
  • Follows regular safety procedures as stipulated by best practices, MSDS, and all company SOP and policies. 
  • Complies with the respiratory compliance program and the mold remediation policy.
  • Promptly notifies the maintenance supervisor of any safety or compliance concerns.
  • Daily Inspections of common areas and community amenities to ensure that these areas are in good condition. 
  • Preventative or Seasonal Maintenance
  • On-call 24 hours/day during the assigned on-call period and responds to all emergency calls within 10 minutes of alert. 
  • Support and assist other maintenance team members as needed to alleviate a team member’s workload.
  • Maintains a professional and friendly rapport with residents, team members, and contractors.
  • Notifies Maintenance Supervisor of work delays, low inventory, emergency situations or angry Residents.

Qualifications

Skilled in general home maintenance and appliances  or skilled in a related maintenance field,also experienced with painting.

 

Type II or Universal refrigerant certification or ability to obtain this certification within six months. Type 1 is also required at communities with wall air condition sleeve units. 

 

Completion of one approved fair housing seminar within one year, and every two years thereafter.

 

High school diploma or equivalent GED is required to apply for HVAC Certificate after 6 months if you don't have it in the beginning.
